Design Review Board
The following procedures have been established to assist City staff and the
Design Review Board, to expeditiously review and determine the merits of each
design review application. Late and/or incomplete submittals will not be
processed. Applications typically take approximately 8 weeks from the first
submittal date to the final decision by the Design Review Board. The following
procedural outline identifies the major steps involved. Should there be any
questions or clarification necessary, please contact Planning
at 480-644-2385. For Design Review Board hearings follow steps two

STEP I: Pre-Submittal Conference - schedule a meeting with
Planning Division staff to review the development options, planning issues,
guidelines, and Code requirements.

STEP 2: Formal Application -The Design
Review Board Application (.pdf 7 pages) outlines the information required for
review of the application. Submit application form,
screening checklist, fee and the following drawings and/or exhibits: (DO NOT FOLD - DO NOT
STAPLE)
A. Two 24" x 36" copies of each of the following plans: Preliminary
Grading & Drainage Plan, Site Plan, Landscape Plans, Exterior Elevations,
Floor Plans, Building Section, Roof Plan - if required by Planning Staff,
Three dimensional rendering.
B. Twenty One 11 x 17 reductions of the Preliminary Grading and
Drainage Plan, Site Plan, Landscape Plan, and Exterior Elevations. Collate and
staple.
C. One 24" x 36" colored print of all four exterior
elevations coordinated with the color board.
D. One copy of the color and material information mounted on
8½" x 11" card stock. Provide actual paint chips and catalogue photos of masonry, tile, etc. (Actual samples of building materials may be
requested and can be returned after the Design Review Board meeting. 2"

E. Sign Package
F. Project Narrative
G. Photographs of existing buildings on the site.
H. Proposed light fixture cut sheets.
All full size, half size and 8½ x 11 submitted Architectural documents must be sealed
and signed by an Arizona registered architect.
STEP 3: Staff Review of Application - Planning Division,
Preliminary Plans Review Team and Development Engineering staff will review the
Design Review proposal and forward comments to the applicant.
STEP 4: Follow-up Submittal - Submit the following drawings
and/or exhibits: (DO NOT FOLD - DO NOT STAPLE)
A. Two 24" x 36" copy of the following plans: Preliminary Grading and Drainage Plan,
Site Plan, Landscape
Plans, Exterior Elevations, Building Section, Floor Plans
B. One 8½" x 11" PMT or opaque, high-resolution
reduction on presentation bond paper of each full-size plan.
C. Two 11 x 17 reductions of each full-size plan.
D. One 24" x 36" colored print of all four
elevations coordinated with color board if the drawings have been revised
after the formal submittal.
E. One material/color board if it has been revised after
the formal submittal.
F. Ten 11" X 17" color reductions of the full size
colored elevation.
G. Letters of Notice completed, stuffed, sealed, stamped,
addressed, to all property owners within 300' of the site and all Registered
Neighborhoods and Homeowners Associations within 1000' of the site. Notification

STEP 5: After Design Review Board approval - submit the
following:
A. Two 11 x 17 reductions of the approved colored elevations.
B. One 81/2" x 11" reduction of all plans and elevations required to be revised as a result of
Design Review Board approval.
C. One 11 x 17 reduction of all plans and
elevations required to be revised as a result of Design Review
Board approval.
D. One full sized copy of all plans and elevations
required to be revised as a result of Design Review Board
approval.
All full size, half size and 8½ x 11 submitted Architectural Documents must be sealed
and signed by an Arizona registered architect.
